Charlotte is one of Laceys partners, and provides expert guidance on all aspects of commercial property.  She delivers clear, straightforward advice to a diverse range of clients, including business owners, commercial tenants, investors, and property developers. Charlotte has also previously worked extensively for a large national housing association.

Charlotte’s specialisms include:

• Sales and Acquisitions – acting for clients acquiring or disposing of commercial properties ranging from factory units, offices, shops or mixed use premises
• Investors – advising on the acquisition of investment properties whether with vacant possession or subject to existing leases
• Development work- acting on behalf of developers in the development site set-up and plots sales/lettings for both commercial and residential development
• Commercial Leases – advising both commercial landlords and tenants on commercial lettings and renewals
• Options and conditional contracts
• Overage agreements

• Auctions – preparing auction packs for commercial property sales/advising on auction purchases

Charlotte strives to build up a good working relationship with her clients and has a positive approach which involves good communication and utilising the technology available within the firm.

Examples of deals which Charlotte has advised on include:

• advising a growing electronics manufacturing company and securing for them a new letting of large industrial and office premises to serve as the company’s UK headquarters;
• dealing with the acquisition of premises for an investor client subject to an occupational lease to a large national supermarket to include advising on lease terms, dealing with issues relating to VAT and setting up a transfer of a going concern; and
• acting for a number of individual landowners on a complex and detailed transaction -conditional upon planning – involving the release of restrictions covenants over land geared for development and the transfer of various parcels of land in consideration for that release.

Outside the office

Charlotte likes to stay as active as possible, enjoying running, spinning, pilates and yoga classes and, more recently, trying out wild swimming.  With her children having now grown up, she and her husband like to spend more time exploring the Purbecks and surrounding areas with their dog, a working cocker called Nala.
